
The city of Dubai has launched a plan to digitize $16.000 billion in real estate using Ripple's XRPL technology, enabling regulated and transparent secondary transactions.
The Dubai Department of Land (DLD) has formally launched tokenized real estate transactions on the network XRP Ledger (XRPL) from Ripple. This initiative is part of a strategic plan that seeks to digitize real estate assets worth $16.000 billion over the next decade.
As a first step in this deployment, the authorities have confirmed the Digitization of 10 initial properties on the blockchainwhose combined valuation amounts to $5 million. These assets are now available for trading on a regulated secondary market, allowing investors to legally access fractional ownership. This pilot program functions as a Test phase to validate the technical infrastructure and benefits of blockchain in the management of records and immediate settlement of real estate.
XRPL promotes the tokenization of urban land in Dubai
The implementation of this new tokenized market addresses the need to modernize property registration in Dubai. According to the project's technical report, the use of Ripple's blockchain allows each transaction to be directly synchronized with the Land Department's systems, ensuring that the city's official registry matches digital transactions. The real estate tokenization plan, developed in collaboration with the firm Ctrl Alt, aims to reach 7% of the city's total market by 2033.
For its part, the choice of the XRPL network as a technological base is based on its ability to handle high-speed, low-cost transactionscritical elements for the liquidity of a secondary market.
According to the firm in charge of the project, the system uses Ripple Custody to protect assets and ensure that digital deeds have the same legal standing as physical documents. In this pilot phase, the city aims not only to streamline real estate transactions but also to reduce barriers to entry for foreign workers and students who wish to invest in the local market with amounts lower than those required for a traditional purchase.

This combination of technical rigor and legal certainty is, in his opinion, what will allow tokenization to transform the infrastructure of the global financial system.

Within this scenario, the real estate segment has become one of the most promising, with an estimated value of 370 millionAt the time of writing, while it still represents a limited portion of the traditional real estate market, the annual growth rate reveals a clear trend toward institutional adoption. Experts believe that advances in technological infrastructure and regulation are paving the way for tokenized real estate assets to gain greater relevance within the global financial system.
Projections by international consulting firms, including Deloitte, indicate that by 2035 the value of tokenized real estate could reach $4 trillion. In this scenario, Dubai stands out as a leader by promoting a project that directly involves the government in issuing property-backed tokens. The integration of more efficient cross-border payments, traceability mechanisms that guarantee transparency, and a clear legal framework solidify the emirate's model as one of the most advanced examples of real estate digitization worldwide.
